In short
Loan for real estate that combines business operations with rental income, like a restaurant with apartments above. Buyer cares because it can be an eligible use of SBA funds, but the rental portion has rules.
SBA loans can finance commercial real estate where your business operates. If the property also has residential tenants, the rental income must be less than 50% of the property's gross income to qualify for a 7(a) loan. Understand the income split to ensure eligibility and avoid issues.
