Assets that are free and clear of any liens, mortgages, or other legal claims. These assets can be used as collateral to secure a loan.
Lenders look for unencumbered assets, especially those with high liquidation value, to serve as collateral for your SBA loan. During due diligence, perform a UCC lien search to confirm the seller's assets are truly unencumbered. Any existing liens will need to be released at closing to allow the SBA lender to take a first lien position.
