Yes, an SBA 7(a) loan can finance improvements or renovations to leased property, provided the lease term is sufficient to amortize the loan and the improvements are critical to the business operation. The lease must include provisions allowing for these improvements.
Leasehold improvements are an eligible use of SBA 7(a) loan proceeds. For real estate portions of the loan, the lease term, including options, must at least equal the loan term. This ensures the borrower benefits from the improvements for a period commensurate with the loan's repayment.
If you acquire a business that leases its space and need to invest $100,000 in leasehold improvements (e.g., build-out, specialized equipment installation), the SBA loan can cover these costs if your lease has at least a 10-year term to match a 10-year loan amortization.

Lenders will thoroughly review the lease agreement to ensure its terms are favorable and allow for the proposed improvements. They also assess the economic life of the improvements relative to the lease term, as improvements on leased property can be difficult to collateralize.
