If a loan has mixed purposes, the maturity is typically based on the weighted average useful life of the assets or the longest single use.
A business takes out a $1,000,000 loan, with $700,000 for real estate purchase and $300,000 for equipment. The real estate portion could have a 25-year term, while the equipment portion would be capped at 10 years. The overall loan might be structured with a blended or staggered maturity.
