SBA 7(a) loan interest rates are variable and capped by the SBA. They typically range from the Wall Street Journal Prime Rate plus 2.25% to Prime Rate plus 4.75%, depending on the loan amount and term.
The SBA sets maximum interest rates that lenders can charge, based on the loan amount and maturity. These rates are typically variable, indexed to the Wall Street Journal Prime Rate (or an alternative base rate), plus an allowable spread. For example, for loans over $50,000 with terms up to 7 years, the maximum spread is 2.25%, and for terms over 7 years, it's 2.75%. Smaller loans have higher allowable spreads.
For a $300,000 loan with a 10-year term, if the Prime Rate is 8.50%, the interest rate might be Prime + 2.75%, resulting in a 11.25% interest rate. For a $40,000 loan, the maximum allowable spread could be higher, perhaps Prime + 4.25%.

Lenders must ensure the proposed interest rate falls within the SBA's maximum allowable caps for the specific loan size and term. Charging above the cap can result in a repair or denial of the SBA guarantee.
