SBA loan basics
Short answer
Collateral for an SBA 7(a) loan generally includes business assets like equipment, inventory, accounts receivable, and real estate. Personal assets, such as your home, may also be required if business assets are insufficient.
The SBA requires lenders to take all available business assets as collateral to the maximum extent possible. This includes fixed assets (equipment, machinery, vehicles), current assets (inventory, accounts receivable), and any business-owned real estate. If there is a shortfall, the lender must take available equity in personal real estate belonging to principals.
A manufacturing business obtains an SBA loan. The collateral package would include all their machinery, raw materials, finished products, outstanding customer invoices, and the factory building itself. If this still doesn't cover the loan, the owner's investment property might be required.
