SBA 7(a) Q&A
Short answer
Yes, the lender's origination or packaging fee for an SBA 7(a) loan is often negotiable, as these fees are set by the lender, not the SBA.
While the SBA charges a non-negotiable guaranty fee, individual lenders set their own origination, packaging, or administrative fees, typically capped at a certain percentage (e.g., 2-3% of the loan amount). Borrowers are encouraged to shop around and negotiate these lender-specific fees, as they can vary significantly.
For a $750,000 SBA 7(a) loan, one lender might quote a 2.5% origination fee ($18,750), while another quotes 1.5% ($11,250). A buyer could try to negotiate the higher fee down, or choose the lender with a more competitive fee structure. The SBA guaranty fee is separate and fixed.
Insider move
Lenders disclose all fees upfront as part of the loan proposal. While they have flexibility with their own fees, they must remain competitive and transparent. They are prohibited from charging fees that are excessive or not directly related to the loan processing.
